Most people design a house by accumulating rooms until they've reached the area they can afford. Kitchen, living room, three bedrooms, two bathrooms โ€” check. What they don't do is think about how those rooms work together: how people move through the home, where natural light falls at different times of day, which rooms need privacy and which need connection, and how the building's footprint fits its site. The difference between a house that functions well and one that's technically complete but subtly frustrating is almost always layout.

Why Layout Is the Most Important Design Decision

Finishes can be changed. Colours can be repainted. Fittings can be replaced. Layout cannot โ€” or rather, changing it after construction means structural work, which means significant cost. A kitchen in the wrong place, a hallway that's too narrow, bedrooms that share a wall with a bathroom, a living room that faces north in a cold climate โ€” these are expensive mistakes to live with and expensive to fix.

The Core Principles of Good Residential Layout

Zoning: public, private, and service

Every well-designed home has three zones. The public zone (entry, living room, dining room, kitchen) is where household members and guests interact โ€” it should be open, connected, and accessible from the entry without passing through private space. The private zone (bedrooms, bathrooms, study) is where individual household members have peace and privacy โ€” it should be separated from the public zone by a corridor or lobby, not directly adjacent. The service zone (laundry, utility room, garage, storage) should be convenient to the private zone (laundry near bedrooms) and discreet from the public zone.

The classic failure of zoning is a home where the only path from the entry to the master bedroom passes through the living room โ€” guests see into the private zone every time someone moves through the house.

Circulation: how people move through the home

Good circulation means that every room can be accessed without walking through another room that should remain undisturbed. In practice: bedrooms should be accessible via a corridor, not via another bedroom. The kitchen shouldn't be the only route from the dining room to the backyard. The bathroom used by guests shouldn't require them to walk through the master bedroom.

Draw your circulation paths explicitly on your floor plan โ€” trace the route from entry to each room and check that it doesn't cut through any spaces that should be self-contained. This exercise reveals circulation problems that aren't obvious when you're just looking at the room shapes.

Aspect: where rooms face

Solar orientation is one of the most powerful tools in residential layout design โ€” and one of the most ignored. The principle is simple: put rooms that you use in the morning on the east side, rooms you use in the evening on the west, and the rooms you use most heavily (living, kitchen) on the side that gets the most sun in your climate.

In the northern hemisphere, south-facing rooms get the most sun throughout the day. In the southern hemisphere, north-facing rooms do. Rooms that face away from the sun are cooler (good for bedrooms, bad for living areas in cold climates) and darker (which increases artificial lighting energy use). Getting this right reduces your energy bills and makes your home feel warmer and more welcoming without any additional cost โ€” it's purely a planning decision.

Proportions: the shape of rooms matters

Square and near-square rooms are easier to furnish than narrow rectangles. The minimum useful width for most rooms: bedrooms 2.7m (to fit a double bed with access on both sides), living rooms 3.5m (to fit a sofa facing a TV without the room feeling like a corridor), kitchens 2.4m (for two people to work simultaneously). Below these minimums, rooms are technically usable but functionally awkward.

The golden ratio (approximately 1:1.6) produces rooms that feel well-proportioned and are easy to furnish. A 4m ร— 6.4m bedroom is more satisfying than a 4m ร— 7.5m one even though the latter is larger, because the proportions feel right.

Room-by-Room Layout Decisions

Entry and hallway

The entry is the first thing visitors experience and the last thing household members see before leaving. It needs: enough space for a door to open plus one person to stand and remove shoes (minimum 1.2m ร— 1.2m), storage for coats and shoes (even a small alcove helps enormously), and a clear sightline toward the public zone of the house rather than directly into a bedroom or bathroom.

Hallways should be at least 900mm wide for comfortable passage; 1.1m feels noticeably better, especially for moving furniture. Avoid hallways that are long, narrow, and feature-free โ€” they make homes feel institutional. A window at the end of a hallway, a skylight, or a deliberate change in ceiling height transforms it.

Kitchen

The kitchen triangle (cooker, sink, refrigerator) should have a total perimeter of 4โ€“9m. Smaller and you're constantly turning on the spot; larger and you're walking too far for routine tasks. The kitchen should connect directly to the dining area (not via another room) and have visual or physical access to outdoor space for ventilation and waste management.

In open-plan designs, position the kitchen so the working surfaces face the living area โ€” cooks aren't isolated from family or guests, and mess is less visible from the seating area. Island benches work best when the island is at least 1.1m from surrounding cabinets to allow two people to pass.

Living room

The primary social space in most homes should be generous in proportion (at least 18โ€“20mยฒ for a family home), well-connected to outdoor space, and positioned to receive afternoon light in the spaces where seating is clustered. It should be the destination of the entry sequence โ€” where you arrive when you come through the front door โ€” rather than a room you find your way to after navigating a corridor.

Bedrooms

Master bedroom: minimum 14mยฒ, usually 16โ€“20mยฒ for comfortable furniture placement including a king bed, bedside tables, wardrobe access, and a dressing area. Should face away from noise sources (street, neighbours, mechanical equipment). East-facing gets morning light; west-facing gets afternoon warmth.

Children's bedrooms: minimum 10mยฒ, ideally 12โ€“14mยฒ. Should be near a bathroom; should not share a wall with a study or home office if children's bedtimes and adult work hours overlap.

Bathrooms

Every bedroom should have access to a bathroom without passing through another bedroom. In a three-bedroom home, this typically means a main bathroom and an ensuite โ€” or very careful corridor planning. Bathrooms should be positioned against external walls where possible (easier to ventilate without mechanical assistance), away from living areas (noise and moisture), and near the laundry (sharing a plumbing stack reduces costs).

Open Plan vs Defined Rooms

The open-plan kitchen/living/dining layout has dominated residential design for 20 years โ€” and is now being reassessed. Its advantages are real: more light, better social connection between kitchen and living spaces, a more generous feeling in smaller footprints. But its disadvantages are also real: noise travels everywhere, cooking smells permeate the living space, and different household members can't have different activities happening simultaneously without conflict.

The emerging design preference is for "connected rooms" โ€” spaces that are adjacent and visually linked (via large openings or glazed screens) but can be acoustically and functionally separated when needed.
